Who can buy and sell with Move First?
To use Move First, you must be pre-qualified. The home you're selling cannot be currently listed and must be a single-family home built between 1920 - 2020 in one of the areas listed below. In order to use an all-cash offer, the home you want to purchase must be built after 1949.

What types of homes can you show me?
After we get you pre-qualified for Move First, our friends at Orchard will help you find your home. You’ll have a dedicated Orchard Home Advisor who can show you all potential homes in your city that fit your desired criteria, including Orchard-owned homes. You can still use Move First without buying an Orchard-owned home.
We can also help you buy a new construction home. By removing the home sale contingencies, we line up the timing of your home sale with the purchase of your new one.
How much does Move First cost?
There’s no additional fee to use Move First. Both Lower and Orchard earn revenue on the real estate and mortgage transaction, just like a traditional agent and lender.

How does Move First let me buy before I sell?
Move First lets you access the equity from your current home even before it’s listed. After a home assessment, you’ll know your instant equity amount, which you can use to pay down your current mortgage and make a down payment on your new home. In most cases, you can also qualify to make an all-cash offer. Set up an appointment to get started.
What payments do I make on my new home?
When you move into your new home, you’ll take care of standard costs like maintenance and utilities. If your financing is delayed, we’ll buy the house with cash, just as promised. Then, we’ll continue working with you to complete your financing to buy the home back.
How do the mortgage and closing processes work on the home I’m buying?
Before you start shopping for homes, we’ll pre-approve you for a mortgage so you know what you can afford to buy.
We’ll also help coordinate the closing process. A few days before you are scheduled to close on your new home, we’ll purchase your current home to unlock your equity. That way, you can roll it over into your new home purchase. By lining up both closings perfectly, you’ll avoid double moves and double mortgages.
What if I don’t find a home I want to buy?
We’re confident our team will help you find a home you love, but if for any reason you don’t find your next home, or if your circumstances change, you'll have the option to terminate your agreement with us. If you decide to rent instead or buy a home outside of your metro area and still need to sell your home, you can still list your home with us.
What happens to my current mortgage payments?
You’ll first pay off any remaining mortgage balance on your current home with your instant equity. When you move into your new home, you’ll work directly with us to pay your mortgage on that property. There are never any double mortgage payments with Move First.
Is it true that you’ll buy my house even if it doesn’t sell?
Yep. Over 99% of our customers sell well before the end of their 120-day listing period. But, if your home hasn’t sold within 4 months, you keep your instant equity amount and just enjoy your new home. Even if we can’t sell your old home for more than your instant equity amount, you won’t pay anything back—we’ll take the loss.
How does the closing process work for my home sale and are there closing costs?
When you accept an offer for your current home, Orchard helps coordinate a smooth closing process between you and the new buyer, which takes 30-45 days on average.
When your home sells, you will pay closing costs similar to a traditional sale. On average, closing costs are around 1% of the sale price of your home. We’ll give you more specifics once you begin the closing process.
