How much cash could you take out?
A cash-out refinance replaces your mortgage with a larger loan, and you get the difference in cash. Here’s how that works out on an example home worth $400,000, depending on what you still owe.
Estimated cash before closing costs on a $400,000 home with a new loan at 70% of its value, by how much you still owe on your mortgage (shown as a share of the home’s value).
| If you still owe | Cash with a new loan of $280,000 (70% of value) |
|---|---|
| 20% of value ($80,000) | $200,000 |
| 30% of value ($120,000) | $160,000 |
| 40% of value ($160,000) | $120,000 |
| 50% of value ($200,000) | $80,000 |
Try your own numbers
New loan at 70% of value: $280,000
Estimated cash before closing costs: $120,000
Estimated monthly principal and interest at 7.375% (7.759% APR): $1,933
How we got these numbers: We use an example $400,000 home and a new loan at 70% of its value, the loan-to-value Lower’s cash-out rate is quoted on. Borrowing more, up to the 80% limit that generally applies to a one-unit primary home, may mean a higher rate. Each estimate is the new loan amount minus what you owe, before closing costs and any discount points. A “—” means the new loan wouldn’t cover what you owe. These are examples, not an offer: your actual amount depends on your appraisal, your credit, your debt-to-income ratio and the property. See how much you can cash out on a refinance.

Your state’s page below has its exact rate. A cash-out refinance applies the new rate to your whole balance, not just the cash you take out, so compare it with your current rate. See whether a cash-out refinance is a good idea.
How a cash-out refinance works
- A new, larger mortgage. Your new loan pays off your current mortgage, and you receive the difference in cash at closing. What is a cash-out refinance?
- One loan, one rate. You keep a single mortgage payment instead of adding a second loan. The new rate applies to the whole balance; today’s 30-year example is 7.375% (7.759% APR).
- A limit based on your equity. Conventional cash-out loans on a one-unit primary home generally top out at 80% of its value.
- Closing costs apply. Like any refinance, a cash-out refinance has closing costs, and you may pay points to lower your rate. How does a cash-out refinance work?
Cash-out refinance vs. HELOC vs. home equity loan
Three ways to borrow against your home.
| Cash-out refinance | HELOC | Home equity loan | |
|---|---|---|---|
| How you get the money | Lump sum at closing | Credit line you draw from | Lump sum |
| Your current mortgage | Replaced by a new, larger loan | Stays in place | Stays in place |
| Rate | Fixed or adjustable, on the whole balance | Fixed at Lower; variable at many lenders | Usually fixed |
| Good fit for | Lowering your rate and taking cash at once | Costs that come in stages | One large, known cost |

What Are Today's Cash-Out Refinance Rates?
Lower's 30-year conventional cash-out refinance rate today is 7.375% (7.759% APR). Cash-out refinances replace your current mortgage with a larger loan and pay you the difference, so the rate applies to the entire new balance. Rates as of November 3, 2026, based on the loan assumptions in the rate disclosures. Your rate depends on your credit, equity, property and loan terms.
Are Cash-Out Refinance Rates Higher Than Regular Refinance Rates?
Usually, yes. Today, Lower's 30-year cash-out refinance rate (7.375%) is about 0.25 percentage points higher than its 30-year rate-and-term refinance rate (7.125%). Lenders often price cash-out loans higher because the new balance is larger and more of your equity is borrowed. Rates as of November 3, 2026, based on the loan assumptions in the rate disclosures. Your rate depends on your credit, equity, property and loan terms.
How Much Cash Can You Take Out With a Cash-Out Refinance?
Conventional and FHA cash-out refinances generally cap the new loan at 80% of your home’s appraised value, so you typically keep at least 20% equity. VA cash-out loans may allow more for eligible borrowers. Lender limits vary. See how much you can cash out on a refinance.
Is a Cash-Out Refinance or a HELOC Better?
It depends on your current mortgage rate and how you plan to use the money. A cash-out refinance replaces your whole mortgage, so it can make sense when the new rate is close to or below your current one. A HELOC leaves your first mortgage in place and lets you borrow as needed, usually at a variable rate. Compare HELOC vs. cash-out refinance.
What Credit Score Do You Need for a Cash-Out Refinance?
Requirements vary by loan type and lender. Conventional cash-out refinances commonly require a score of at least 620, and higher scores usually qualify for better pricing. See cash-out refinance credit score requirements.
Are There Closing Costs on a Cash-Out Refinance?
Yes. Like any refinance, a cash-out refinance carries closing costs, often a few percent of the new loan amount, which can usually be paid upfront or rolled into the loan. See cash-out refinance closing costs.
