Maine Recording Fees on a Refinance

If your refinance requires a new mortgage instrument to be recorded, recording fees can be part of your closing costs. Under Maine's registry-of-deeds fee schedule, most privately requested instruments are subject to a $35 flat recording fee as of Jan. 1, 2026. Additional recorded instruments can create separate charges.

FHA and VA Refinance Options in Maine

If your current mortgage is FHA-backed, an FHA streamline refinance uses limited borrower credit documentation and underwriting to refinance an existing FHA-insured mortgage. An FHA simple refinance also replaces an existing FHA mortgage but uses an appraisal and credit-qualifying underwriting. HUD's FHA streamline refinance guidance covers the streamline requirements.

If your current mortgage is VA-backed, a VA Interest Rate Reduction Refinance Loan, or IRRRL, may help lower your monthly mortgage payment or make payments more stable by moving from an adjustable-rate loan to a fixed-rate loan. The VA's IRRRL guidance requires the mortgage being refinanced to already be VA-backed.

Conforming Loan Limits for a Maine Refinance

Maine uses the national baseline conforming loan limit throughout the state. Under FHFA's 2026 conforming loan limits, the limit for a one-unit property is $832,750 in all 16 Maine counties.

That includes Cumberland County in the Portland area, Penobscot County in the Bangor area and York County in southern Maine. A one-unit refinance above $832,750 exceeds the 2026 conforming loan limit anywhere in Maine. A mortgage below that amount still has to meet applicable conventional mortgage requirements to qualify as conforming.

Does Portland Have a Higher Conforming Loan Limit Than the Rest of Maine?

No. Cumberland County uses the same $832,750 conforming loan limit for one-unit properties in 2026 as every other Maine county. The same limit applies in the Bangor area, southern Maine and the rest of the state.

Can I Refinance a VA Loan in Maine?

Yes. If your current mortgage is VA-backed, an IRRRL may be available to refinance it. The existing mortgage must be VA-backed, and VA and lender requirements apply to the new loan.
